FAQ

Common questions

Is DUNE Finance Shariah compliant?

Yes. DUNE specialises in Shariah-compliant finance and works with a range of Islamic finance providers across Australia. We help clients understand the available structures and find an option suited to their circumstances while maintaining their Shariah requirements.

How does Islamic finance differ from a conventional loan?

Islamic finance is structured differently from conventional interest-based lending as it is based on real asset transactions and not money for money. Depending on the product, the arrangement involves structures such as Ijarah (leasing) or Murabaha (cost-plus financing) rather than a standard interest-bearing loan.

What types of finance can DUNE help with?

DUNE can assist with a broad range of Shariah-compliant finance solutions, including home finance, refinancing, investment properties, commercial property, property development, construction, vehicle and asset finance, and finance for community organisations.

Who is eligible for Islamic finance?

Eligibility depends on the finance provider and product. We can assist PAYG employees, self employed applicants, business owners, investors, property developers and non for profit organisations. Full-documentation and alternative-documentation options available depending on your circumstances.

Do I need to be Muslim to use Islamic finance?

No. Islamic finance is available to both Muslims and non-Muslims. Anyone who meets the relevant lender and product eligibility requirements can apply.

How much can I borrow?

Your borrowing capacity depends on factors such as your income, existing debts, living expenses, deposit/equity, credit history and the type of finance you're seeking. DUNE can assess your circumstances and provide an indication of your borrowing capacity before you proceed with an application.

How much deposit do I need?

There isn't one set deposit requirement. It varies depending on the product, property, applicant and finance provider. Some options may allow higher LVRs, while commercial, development or specialised finance may require a larger contribution. We can assess this for you before you commit to a property or transaction.

‍

Can DUNE help if I'm self-employed or don't have standard income documents?

Yes. Depending on your circumstances, there may be Lo Doc or alternative-documentation options available for self-employed applicants and business owners who may not have the standard income documentation required by traditional lenders.

Can I refinance my existing conventional loan into Islamic finance?

Yes. We can help assess options for refinancing an existing conventional home, investment or commercial facility into a Shariah-compliant structure. We can also review whether refinancing could improve your overall finance position.

‍

How does the DUNE application process work?

We start by understanding your goals and financial position. From there, we assess the available Islamic Finance options, explain the recommended structure and guide you through the application, approval and settlement process. Our team manages the finance process with you from start to finish.
